  • £3.7m facility to acquire a large industrial property in the North West. Kingsbarn were able to secure 90% of the purchase price with represented 65% of the Day 1 value. The property was secured at off market at discount from a PLC owner occupier. The minimal equity requirement enabled the clients to purchase a further property and use the cash to expand and grow their business.
  • £2.9m which represented 75% of cost and 60% of GDV for the construction of 5 large detached houses in the heart of the Ribble Valley. The higher loan to cost has enabled the client to speed up the site works to match the demand for the scheme.
  • £8.8m re-finance and acquisition funding package for two large industrial sites in the NW. Kingsbarn Capital were able to secure an investment and mezzanine finance facility which represented 85% LTV and 90%+ LTC with an element of interest roll up. This high leverage finance enabled the client to use their cash to refurbish the property and add significant value to these two sites.
  • £7m multi lender facility secured on a residential portfolio in the NW. Kingsbarn Capital have worked with a successful landlord to grow their portfolio from 10 houses when we first met to a portfolio of over £11m in value and a significant rent roll. We have been able to provide funding solutions which has released significant equity to enable further investment and growth.
  • £10.75m sale of a mixed portfolio of high yielding industrial and office properties. Kingbarn Capital were able to secure this portfolio for a client and drive the acquisition forward to a timely completion. A funding package was also put alongside the agency work to offer a full acquisition and debt service.
  • £3.36m to re-finance a prominent investment property in Liverpool city centre. The property was acquired at auction and the funding represented 82% of purchase price, but 70% of value.
  • £2.6m to assist with phase one of a three phase residential apartment development in Manchester City centre. The funding enabled the client to put no further money into the development as they had obtained planning on the land and enhanced value, which the lender was able to use as their “equity” into the transaction.
  • £3.36m re-finance which enabled more than £1m to be written off their existing debt from a lender wanting to exit the property sector. We were able to re-finance the portfolio at 70% LTV on a secondary mixed portfolio which enabled the client to regain control of their portfolio and the existing lender successfully reduce their loan book.
  • £3.25m facility which represented 90% of purchase price of an off market property acquisition in Milton Keynes. The experienced client was able to add significant value to the property and was recently sold at a £2m+ profit representing a significant return on capital from a high leveraged funding solution.
  • £570k to assist a landlord acquire the freehold of the licenced property he had rented for 10 years in Henley on Thames. The funding represented 100% of the purchase price as the lender accepted the value the landlord had created in business and property through his hard work. Kingsbarn Capital were able to secure this funding where others had failed previously.
  • £450k to assist an owner occupied business acquire a former car show room for the expansion of their business. The funding represented 100% of purchase price as we were able to raise the equity on another property to provide 100% funding.
  • £2.625m Bridging facility – Kingsbarn Capital were able to secure funding on a large vacant industrial building. The funding was at 70% LTV and we secured a VAT bridge also to assist with the purchase. The client was able to refurbish and let some of the vacant space and we successfully re-financed the bridge onto cheaper long term funding within 6 months of purchase.
  • £770k to re-finance a very low yielding residential investment property in London. The client was a high net worth, off shore client and we were able to fund the property despite not meeting any standard lending criteria.
  • £22.4m to acquire a large industrial property in the North West.  The transaction was a corporate cross border acquisition which required a specialist lender and professional team to deal with the complexity.  We were able to structure a 65% interest only facility and we met a challenging purchase time-table to complete the acquisition.
